Discrepancy between Architectural and MEP Consultants design

- In 90% + Projects at RIBA Stage 2-3 there is discrepancy between level of development of Architectural and MEP design
- The discrepancy leads to difference in quantity and type of equipment and accessories
- Typically the problem is resolved by agreement of what takes precedence - however this is short sighted temporary solution which only causes more problems later
- The typical end results are:
- Variations causing more cost to client
- Cost of change forced down the supply chain - typical comment: it’s D&B and you suppose to allow for it

- Consultant developed electrical design to stage 3, however it’s Medical Educational Facility, therefore we asked if any HTM or other Medical requirements are applicable - the answer during meetings was always no. We followed up with three RFIs - we didn’t get response, instead the consultant revised his drawings twice
- None of the Consultants drawings did show Medical Trunking Despite that the medical trunking was discussed at at least one meeting
- client side archtect elevations didn’t make the requirement clear
- MC side architect missed the requirement for Medical Trunking
- Client Expected the medical Trunking
- We priced the job as per Consultant Drawings
